The villa has four bedrooms and accommodates up to eight guests in total. Bedrooms 1 and 2 each have a queen bed plus a sofa bed; bedrooms 3 and 4 each have a queen bed.
There are three bathrooms. The master bedroom bathroom has a bathtub; the others have walk-in showers.
Yes. The 3 m x 6 m pool belongs to the villa and is for the exclusive use of your group — it is never shared with other guests.
Yes. Air conditioning is fitted in the bedrooms, and ceiling fans are provided in the living areas.
Yes. The kitchen is fully equipped with a hob, refrigerator, kettle and everyday cookware, crockery and utensils, plus a breakfast bar and a separate dining table.
Yes. There is a washing machine in a dedicated laundry area, so longer stays are easy to manage.
Yes. High-speed Wi-Fi covers the villa and two bedrooms have a dedicated desk and chair, suitable for calls and remote work.
Yes, high-speed Wi-Fi is included for all guests at no extra cost.

Standard check-in is from the afternoon and check-out is in the morning. Exact times are confirmed in writing with your booking, and earlier or later timings can often be arranged subject to availability.
Minimum stay depends on the season and the dates you request. Your enquiry reply confirms the minimum nights that apply to your dates.
Pricing depends on your dates, length of stay and guest numbers. Every quote is written out in full before you commit, with no hidden charges added later.
The cancellation and amendment terms that apply to your stay are set out in the booking terms sent with your written confirmation, so you always know where you stand before paying anything.
The exact address and arrival directions are shared once your booking is confirmed, for the security of guests and the property.
Yes. The villa is prepared with fresh bed linen and towels before arrival, and a standard clean is included in your stay.
Yes, families are very welcome. Please note the pool is not fenced, so children must be supervised at all times in the pool area.
The villa is in a quiet residential neighbourhood, so parties and events are not permitted. Guests are asked to keep noise low after 10 pm.
Smoking is not permitted indoors. You are welcome to smoke outside in the pool and terrace area, using the ashtrays provided.
Pets are not permitted at the villa. Please ask before booking if this affects your plans.
Only the guests named on your booking may stay at or use the villa, including the pool. This keeps the property secure and the neighbourhood quiet.
The villa is in Sukh Sabai and is approximately 2.5 km from Walking Street — a short drive or taxi ride.
Yes, there is one indoor car-parking space at the villa, secure and out of the sun.
A 24-hour 7-Eleven is within walking distance and a local market is roughly 50 metres away, with plenty of local restaurants close by.
Suvarnabhumi Airport is around a 90-minute drive and U-Tapao is closer. Private transfers can be arranged on request when you enquire.
The villa sits inland in a quiet residential area, with Pattaya's main beaches and Jomtien reachable in a short drive.
