Maximum occupancy is eight guests across four bedrooms. There are four king beds plus two sofa beds, which give flexible sleeping arrangements within the eight-guest maximum.

Three. The master en-suite has the villa's only bathtub, one ground-floor bedroom has a private shower en-suite, and the remaining two ground-floor bedrooms share a shower bathroom.

Yes. The approximately 3 × 6 m pool belongs to the villa and is used only by your group. It is never shared with other guests.

No. The pool is unfenced and unsupervised. Children must be supervised by an adult at all times around the pool.

Air conditioning is fitted in all four bedrooms. Ceiling fans are fitted in every bedroom and in the living areas.

Yes. The kitchen is fully equipped with a hob, refrigerator, kettle and everyday cookware, crockery and utensils, plus a breakfast bar and a separate dining table.

Yes. High-speed Wi-Fi is included for all guests at no extra cost.

Yes. Electricity and water are both included in your rate, with no metered extras. We ask guests to switch off lights and air conditioning when leaving the villa.

Yes. There is a washing machine in a dedicated laundry area, which makes longer stays easier to manage.

Yes. High-speed Wi-Fi covers the villa and there is a desk with an office chair, suitable for calls and remote work.

Send your dates and group size through the Check Availability form, or message the villa on WhatsApp. The villa replies with availability, your exact rate in writing and a booking reference. No payment is taken on this website.

Standard check-in is from 2:00 PM and check-out is by 12:00 noon. Late check-out is subject to availability and costs ฿250 per additional hour when approved.

Minimum stay depends on the season and the dates you request. Your enquiry reply confirms the minimum nights that apply to your dates.

Rates are for the entire villa, not per person, and start from ฿5,999 per night Sunday to Thursday and ฿6,999 on Friday and Saturday. High-demand dates, festivals, events and New Year periods may be priced differently, so your exact total is always confirmed in writing before you commit.

No upfront security deposit is collected. If verified damage occurs during the stay, the guest is responsible for the reasonable repair or replacement cost.

The villa is cleaned before check-in. For qualifying longer stays, complimentary cleaning is provided on the third day of the stay. Extra on-demand cleaning is available for ฿500 per service.

Date changes are subject to availability and the rate for the new dates. The cancellation conditions that apply to your stay are set out in the written quote or confirmation you receive before payment.

The exact address and arrival directions are provided once your booking is confirmed, for the security of guests and the property.

Yes, families are very welcome. Please note the pool is unfenced and unsupervised, so children must be supervised by an adult at all times around the pool.

The villa is for private stays by registered guests and is not an event venue. Large, commercial or disruptive parties or events are not permitted, and we ask guests to keep noise at a respectful level after 10:00 PM.

Smoking is not allowed inside the villa. You are welcome to smoke in the designated outdoor areas, using the ashtrays provided.

Pets are not permitted unless approved in writing before the stay.

Only registered or pre-approved guests may stay at or use the villa, including the pool. This keeps the property secure and the neighbourhood quiet.

Walking Street is approximately 2.5–2.6 km from the villa — a short drive or taxi ride. Travel time varies with traffic and time of day.

Yes. There is one indoor, covered car-parking space at the villa.

A 24-hour convenience store is within walking distance and a local market is nearby, with plenty of local restaurants close by. Thepprasit Night Market is approximately 2.3 km away.

U-Tapao Airport (UTP) is roughly 45–60 minutes by car and Suvarnabhumi (BKK) is roughly 1 hour 30 minutes to 2 hours. Private transfers can be arranged on request when you enquire.

The villa is inland in a residential area. Pattaya Beach and the central area are approximately 2.7 km away and Jomtien Beach approximately 4.7 km.
