The villa
After Party Villas is a private four-bedroom villa in Sukh Sabai. It is rented as one property to one group, so the pool, the kitchen and every room belong to you for the length of your stay.
Three bathrooms and a bathtub in the master bedroom mean eight guests can share a house comfortably. The kitchen is fully equipped, so breakfast happens on your schedule rather than a hotel's.

Had the whole place to ourselves — Booked it for my mum's 60th. Six adults, two kids, nobody fighting over bathrooms. We barely left — the kids were in that pool from about 8am. Only note: bring your own coffee if you're fussy.
Photos are honest — Photos are honest, which is rare. Kitchen actually works, so we cooked most nights and ate by the pool. Street is quiet, taxis showed up in a couple of minutes every time.
Video calls all week, no drops — Worked from here for a week between client trips. Wi-Fi handled back-to-back video calls without dropping once, and the aircon in the master is quiet enough to sleep with it on.
We'd come back and stay longer — Anna picked it for the bathtub, I picked it for the fruit market down the road. Both of us were right. We'd come back in low season and stay longer next time.
Dates confirmed overnight — Messaged in the evening, had the dates and the total in writing the next morning. No booking fee nonsense, and questions were answered by someone who clearly knows the house.

Easy with grandparents and a toddler — Travelled with my parents and a toddler. Ground floor bedroom made it easy for them, pool gate kept me relaxed, and the washing machine saved us packing half our clothes.
Late arrival, zero fuss — Flew in late and check-in was still simple. House was cool when we arrived, towels out, pool clean. Sat outside with a beer at 1am and it was completely silent.
Three families, one house — Three families, one house, and it somehow worked. Kids shared the two rooms with sofa beds, the adults rotated cooking. The dining table seating eight is what made it feel like a home rather than a rental.
Perfect base for a wedding week — Came for a wedding nearby so we mostly needed somewhere quiet to get ready and crash. Plenty of mirrors, plenty of hot water, and the aircon kept up in April heat.
Worked well as a team offsite — Ran a small team offsite here. Four of us in bedrooms, sessions at the dining table, evenings in the pool. Only thing I'd ask for is one more desk chair.
No reception, no queues, no fuss — We are not resort people. Having our own pool and no reception desk was exactly the point. Market at the end of the road for fruit, 7-Eleven for everything else.
Enclosed pool, happy neighbours — Six lads, one villa, zero complaints from neighbours because the pool area is enclosed. Owner was clear about quiet hours up front, which honestly kept everyone sensible.
Second stay, same standard — Second stay this year. Same house, same standard. Kitchen has the pans and knives you actually need, which is not something I can say about most rentals in Thailand.
Long stay, easy living — Long stay while I looked at property in Pattaya. Indoor parking meant I never worried about the car, and the laundry meant I travelled light. Simple and quiet.
Rainy season, still worth it — Honeymoon in September. Rain in the afternoons, so we swam anyway and cooked in. Bathtub in the master was my wife's favourite part of the whole trip.

Birthday sorted, no drama — Five of us celebrating a birthday. Speaker by the pool, food from the market, finished by midnight because the house rules said so and that was fair enough.
